“When should I buy or sell my home?” is one of the most common questions I hear from my clients. It makes sense that you want to maximize your real estate investment, which is why you need to pay attention to the market and talk to an experienced real estate agent for advice.

I have many years of experience working in the Temecula real estate industry. While the trends seem to be consistent across the nation, there are times when the local market might be a little different compared to things that are happening on a national level. Here are a few things that I’ve experienced with the timing of buying or selling a home:

Best Time to Sell a Home

As a general rule of thumb, it seems as though the best time to sell a home is on or around April 1st each year. There is an undeniable energy in the air during the spring months, which plays to your advantage when you are selling a big-ticket item, like a home. In fact, we usually see the largest increase in values somewhere around mid- to late-spring.

Best Time to Buy

On the other hand, the best time to buy a home is somewhere around January 1st. When you are a buyer, it is advantageous to make your move when the real estate market slows down. It is common for the industry to still have some activity in December, but things really die down during the first few months of the year. So, January can be an ideal time to get the best price on a house due to the supply-and-demand situation.

Just because you missed the optimal window, doesn’t mean that you should wait until next year to buy or sell. Instead, you need to lean on the experience of a great real estate agent to get the best results for the current market.
