EPD Property Management (EPDPM) provides full-service property management services for single family homes, condos, and small apartment buildings. We understand that our clients’ time is valuable and need to focus on their core business/personal lives and not necessarily property management.  Our clients know that EPD Property Management cares for your property as if it were our own.

We have been helping our Investor clients acquire performing properties for their investment portfolios since 2007. Having knowledge of Real Estate sales (in addition to the property management business,) puts us in the driver’s seat to recognize which properties have the greatest cash flow opportunities and which have the greatest opportunity for appreciation.

FAQ Answers

How does a property rent quickly?There are several factors that play into how quickly a property rents. First, is the property vacant or occupied. Vacant properties tend to rent sooner than occupied properties. Second, is the condition of the property. When a property is clean, painted and ready for the next occupant, it is a lot easier to visualize oneself in the home. Third, is market price vs. demand.

What regulatory agencies do you answer to? We are licensed by the Department of Real Estate and utilize an FDIC insured trust account for client funds.

Who handles the paperwork? As your property management company, we handle all the lease preparation and execution. We will send you a signed copy of the lease for your records. We use up to date and approved California Association of Realtors (CAR) forms for our client’s protection. Rule of thumb: The CAR attorneys can’t properly defend our clients if we do not use their forms.

Who holds the security deposit? EPD PM holds the security deposit in a non-interest-bearing trust account for as long as we manage the property. Upon the resident moving out, we will disperse the deposit based on the condition of the property.
