Using Your Broker’s MLS Search

Today I want to talk about why it is important to use your broker’s MLS search, instead of relying on other websites such as Zillow, Redfin, or Realtor.com or any of the other online resources that are available.

Does it matter if you use the MLS instead of other search tools? That’s a good question. In my opinion, there are three reasons why you should use the information that comes from the MLS:

  1. Better Filters: Your real estate agent has more ways to filter the data that is available. We pay for an expensive MLS membership to access important tools to use in the industry. I can use the same database and manage the data in many ways that are not available to consumers. That is a big advantage to improve the home search process.
  2. Real-Time Data: This reason is one of the most important reasons why the MLS should be used for searches. For example, when a home goes off the market, we know immediately based on the information in the MLS. On the other hand, some of the consumer sites might be a bit delayed in getting the information out to the public.
  3. Auto Search: A powerful way to use the MLS is by setting up an auto search through your broker. Your broker is notified based on properties that match your requirements, helping you see what the possibilities look like. You can mark and update your search, then your broker is notified about that data and can help better serve you by only showing you homes that are relevant to your interests.

If you are searching for a home, there’s no doubt that you will get improved accuracy and efficiency by working with a broker. Instead of spending hours scouring through 3rd-party home listing websites, it is better to use the information that comes from the source directly.
