What to Look for When Buying an Older Home

Do you love the idea of moving into an older home with character? Once you’ve decided that you want to buy an older home instead of choosing new construction, there are some extra considerations that you need to make:
- If the property was built before 1978, then there is a possibility that you might have lead-based paint on the walls.
- Homes that were built in the 40’s or 50’s might have vermiculite in the attic.
- Check the wet areas of the home, such as the kitchen or bathrooms. It could be a potential risk anywhere there is water and electricity in the same place. Most old homes don’t have GFCI protected circuits.
- Older homes often have single-pane windows, which aren’t energy efficient. These older windows let in sound, heat, cold, and more. So, if you buy an old home with single-pane windows, then you may want to consider updating them at some point to reduce utility costs and do your part to protect the environment.
- The plumbing system will be old, which increases the risk of leaky pipes and plumbing problems. Eventually, plumbing systems fail, it is just a matter of time.
Keeping Your Family Protected
One option that you might consider is to purchase a home warranty in case something goes wrong in the first year that you are living in the home. For example, if the plumbing system fails and you are dealing with leaky pipes or a flooded room, then the warranty might cover the costs of the repairs and upgrades that are needed.
Just because there could be potential problems with an older home, doesn’t mean that you shouldn’t look at these properties. There are many benefits to purchasing an established home. But, it is important that you understand the potential risks so that you can be prepared.
