People are camping out to buy a new house nowadays?

Today, I want to talk about new home sales and how you can use this strategy to find a house in our crazy real estate market. Yes, new homes have competition like everything else in the marketplace. However, if you can get in with a new builder, and select a model, usually pricing is a bit easier to negotiate. Once they commit to you and sign the contract, you know you have housing in place.

Challenges of Buying a New Home

The challenge is that there are multiple buyers now looking at new homes. Some are even camping out on release days to be the first in line. The other potential drawback is that home builders are not very forgiving on contingencies, which means that temporary housing is a must. You will need to sell your current housing now (if you have one to sell), and be ready to close 3 – 4 months in advance before that home is ready. So, you will need to find another place to live for a bit.

But, locking in the new home can guarantee you a price, giving you certainty in an otherwise confusing market. I wouldn’t rule out a new home purchase as a tool you can use if you are searching for a property right now.
