In my opinion, the best time for sellers to make their move is to get in the market is on or around April 1. This is when the busy real estate season is getting started for the summer, and many buyers are looking more proactively during this time.
Using 2024 as an example, April 1 put sellers almost at the hottest peak. The sellers who listed in April were able to fund the transactions in May. After that, the people who waited didn’t have as good of an opportunity because the market started to slip down.
So, if you want to give yourself the best statistical chance, April 1 is a really strong time to list.
