Today, I am talking about a common question that comes up for in conversation with my clients: how affordable is Temecula? What is the cost of living in Temecula compared to other places in California? Not only are we looking at Temecula, but it’s important to consider these questions for the whole valley.

Comparing Temecula with Neighboring Areas

As of the shooting of this video, the median home price in Temecula is about $725,000. In comparison with a few other neighboring cities: Anaheim is about $810,000 and San Diego is about $840,000, which means that Temecula is a little cheaper in comparison.

Why Families are Choosing Temecula and Menifee

In our valley, Menifee is the up-and-coming area where we are seeing the most growth. They seem to have a city government right now that is really excited about growth and trying to make it attractive to young families. Also, school districts are really important here – Temecula Valley has award-winning schools. So, it’s really an attractive feature for families coming in.

Some people might not be able to afford Anaheim, San Diego, or other areas in the LA County region. Temecula is a great alternative. Not only because it’s affordable, but also because it is a great place to live.

Our property taxes range from 1% on the low side, with new home builders around the 2% line. Everything I’m coming across seems to be in this range. Most homes that have been built for a while and don’t have Mello-Roos are about 1 – 1.25%.
